August 2008 The award winning Caffrey Hill was the first housing estate to be built in 2012. There is no public transport going through the area and there are no shops or childcare facilities. The shop units that were planned are being transformed into apartments. The reason that no business would set up is because the space was unacceptable. Clanmil Housing, the owners of the estate were only offering a basic shell. There was no wiring or sanitaryware. There are no windows or doors and the business owner would have to rent the existing shutters from Clanmil, as well as the square footage they had to kit out. Hendersons, the owners of the Spar franchise; assessed the empty units. They estimated that a business owner would have to spend £20,000 in shop fitting before they made their first pound in profit.
